October 2018 Market Update
The market has slowed down quite a bit.
Interest rates have gone up and the FED announced that they will continue to raise.
Inventory grew for the first time in a long time by 2,000 homes, but it’s still lower than it was this time last year.
For Sellers: Be careful not to price too high.
For Buyers: There may be more homes to choose from but the higher interest rates are, the less buying power you have.

  • Houses going under contract went down 2.4%, this is most likely due to listings being over priced.
  • The amount of homes going up for sale went down 15.5%

Homes are flying off the market with a slight increase in inventory at 1.1%
The listings inventory is down 13% compared to this time last year.

For Sellers: It’s an AMAZING time to be putting your house on the market! There are so many competative buyers in the market right now.

  • Happy Hollidays!
  • The inventory of listing went down about 13% this season
  • Regardless there are still plenty of buyers and showings on the homes that are for sale.
  • For Buyers: There is usually an influx of listings come January so you better be prepared if you’re wanting to buy because the competition rises as well.
  • For Sellers: Because there are less homes on the market during this time of year there is less competition, come January that will most likely change.
  • The inventory has remained low, infact it’s down 13% compared to this time last year.
